Typical renovation of Residential Buildings in Utrecht: Problems Caused by Unqualified Workers

During the past five years, "standard"-renovations which do not consider ecological aspects have become very few, in The Netherlands. The trend goes towards "ecological renovation".

The following projects in Zeemanlan and Cohenlaan, in Utrecht are "average" renovations, not primarily focusing on ecological aspects. Nevertheless, important criteria of ecological renovation have been met: Thermal insulation and connection to district heat reduce thermal energy requirements emissions. The choice of insulation material could have selected more environmentally agreeable products.

But, the exciting thing about this renovation is: The project shows how serious problems can arise during the course of renovation as a result of unqualified workers.

Residential Building from the 70-ies
Both residential buildings were erected in 1974. One of them has 6 stories, the other 4 stories. Owner of both buildings is the residential construction company Amnis.

Trigger of Renovation
The building substance of both buildings showed damages on the balconies, entrance areas, stair cases, bathrooms and wooden window frames. Necessary repair works triggered extensive renovation measures on both residential buildings.
